Selling a Property

All properties being sold through our firm are displayed in our prominently located office display window in the middle of Commercial Street in addition to our property display cabinet on the south end of Commercial Street - two prime sites guaranteeing maximum exposure for your property where it counts! Buying a Property

We recognise that buying a home can be one of the most important investments you ever make and, particularly for first time buyers, the procedure can also be a stressful one! With this in mind, it is our aim to try to ensure that you get the best advice possible from start to finish. We can advise on all aspects of house purchase procedure including arranging a survey, negotiating on your behalf, submitting the offer, attending to the conveyancing procedures required and processing your mortgage documentation.

Residential and Commercial Leasing

Residential

There are three levels of service offered:-

  1. A full factoring service to include finding a tenant, checking references, drafting Lease, collecting rent and carrying out regular inspections.
  2. Finding a tenant and completing the Lease.
  3. Preparing a Lease only.

It is important to have a written Lease in the proper format and to ensure that any necessary notices under the Rent Acts are provided to the incoming tenant. Most residential Leases in the private sector take the form of "short assured tenancies" - this ensures that possession of the property can be recovered after the period of the Lease has come to an end.

Commercial

We also offer a full commercial leasing service to include negotiating the Lease document right through to its completion and signing. Remortgages

Remortgaging is now big business - this is in stark contrast to the position some years ago when many borrowers stayed with a lender for life. One of the reasons for this is the increased competition amongst mortgage lenders with many offering financial incentives to sell their mortgage products. It is often possible for a borrower to save considerable sums of money by changing mortgage lender and increasingly there has been a trend towards remortgaging every few years to take advantage of the best deals available. Some lenders will even offer a contribution towards the legal expenses associated with a remortgage transaction.

If you decide to change your mortgage lender at any time then we can act in the remortgage transaction and attend to the preparation of the new Security (mortgage deed) and the formal discharge of the previous Security. We would also carry out the usual checks on behalf of the new lender to ensure that they obtain a valid and marketable Security over your property.
